Questions about land & building valuation
How is land and building value calculated?
The value is usually arrived at using the sales comparison method (recent sale rates of similar property nearby), the cost method (land value plus depreciated construction cost) or the income method (for rented property). The DLC rate is also considered. The report states which method was used and why.
Is market value the same as the DLC rate?
No. The DLC rate is the minimum rate fixed by the Rajasthan government for stamp duty. Market value is the price the property would realistically fetch between a willing buyer and seller, and can be higher or lower than the DLC rate.
